Preventative Service Agreements

Korschot's Heating & Air is committed to helping you maintain the efficiency of your equipment and prevent unnecessary repair costs. To save on utility bills and service calls, we urge you to take a preventive approach to heating and cooling. All of your heating and cooling systems should be included in a regular inspection and maintenance program.

Did you know 90% of all heating and air conditioning repairs are preventable through regular maintenance? Annual maintenance actually improves the efficiency of your equipment and is recommended by equipment manufacturers. It's true, dirty furnaces and air conditioners cost more to operate.

We offer preventative maintenance plans for heating systems, air conditioners, and boilers.

Annual Service Includes:

Our Seasonal Inspections Include:

20 Point Heating Check
1. Check heat exchanger for cracks.
2. Check and clean heat exchanger.
3. Check all motors and lubricate as necessary.
4. Check and clean pilot.
5. Check thermocouple; replace if necessary.
6. Check flame sensor and ignitor.
7. Check electrical connections.
8. Check for natural gas leaks in the unit.
9. Check the temperature rise.
10. Check all flue pipe for correct venting.
11. Check blower motor for proper speed and rotation.
12. Check filter; replace if necessary.
13. Check thermostat; adjust if necessary.
14. Check micro lamps on all flame rectifying systems.
15. Clean all burners; check for proper burn and alignment.
16. Check all belts; replace if necessary.
17. Check fan and temperature safeties.
18. Check gas safety and shut-off valve.
19. Check voltage and amperage draw as necessary.
20. Check gas pressure as necessary.


Boiler Check Points:
1. Check cabinet insulation and condition of jacket.
2. Check inducer motor pressure for proper exhaust.
3. Check and lubricate inducer motor as necessary.
4. Check and tighten all electrical connections.
5. Check and adjust all controls for proper temperature and pressure; drain expansion tank if necessary.
6. Check boiler sections for leaks and combustion chamber for sooting.
7. Check and adjust gas valve pressure.
8. Check all safeties for proper operation.
9. Check and clean burners.
10. Check and clean heat exchangers.
11. Check and calibrate aquastat to guage readings.
12. Check and lubricate circulator pump and check water flow.
Air Conditioning Check Points:
OUTSIDE UNIT
1. Wash air conditioner with liquid cleaning solution.
[Water alone will NOT sufficiently clean the coil.]
2. Check contactor; replace if necessary.
3. Check condenser fan motor.
4. Check condenser coil for visual leaks and efficiency.
5. Check and lubricate all necessary components.
6. Check unit is level to avoid severe damage to unit.
7. Check fuses and disconnect box.
8. Check refrigerant level.
9. Check both suction and discharge pressures.
10. Check compressor for proper and efficient cooling capabilities.
11. Check safety controls.
12. Check electrical connections and wiring.
13. Check copper tubing and kinks for improper insulation.
14. Check voltage and amperage draw on components.

INSIDE UNIT:
1. Check blower motor in furnace.
2. Check air filter.
3. Check condensate drain for restrictions and leaks.
4. Check thermostat for proper adjustment.
5. Check temperature difference between supply and return air.
